Q1. WHERE IS THE GOLF RESIDENCY?
Ans. THE GOLF RESIDENCY is situated at Ntoko/Aguoba Township Layout, Awka Capital Territory, Anambra State.
Q2. WHO ARE THE OWNERS/DEVELOPERS OF THE GOLF RESIDENCY?
A. THE GOLF RESIDENCY is a partnership between the Anambra State Government and Rainbow Heritage Project Services Limited (RHPS). It is being developed by RHPS, the developers of the 50-hectare Reef Courts Estate in Port Harcourt.
Q3. WHAT TYPE OF TITLE DOES THE GOLF RESIDENCY HAVE ON THE LAND?
Ans. Certificate of Occupancy and Registered Survey Plan approved and provided by the Anambra State Government.
Q4. IS THE ROAD TO THE ESTATE MOTORABLE?
Ans. Yes, the road to the Estate is motorable.
Q5. WHAT IS THE PAYMENT STRUCTURE?
Ans.
a. Outright Payment (100% at once or 70%/30% within 2 months).
b. 3 Instalment payments within a year (40%, 30%, and 30%).
Q6. WHAT IS THE SIZE OF EACH PLOT?
Ans. There are 4 lot sizes – 500, 750, and 1000 square meters, and the platinum lots of 1,500
sqm.
Q7. WHAT ARE THE MODEL OPTIONS?
Ans.
The model options are:
i. 4 plus 1 Bedroom Detached Duplex.
ii. 3 plus 1 Bedroom Detached Duplex.
iii. 4 plus 1 Bedroom Two – Floors Terrace Duplexes.
iv. Bungalows
Q8. WHAT ARE THE HOUSING DEVELOMENT OPTIONS?
Ans.
The housing development options are:
i. Turnkey Construction: Finished houses with basic finishing. Finishing includes painting, floor tiles, windows, doors, plumbing and electrical works, and fitting.
The subscriber will not be required to handle any aspect of the development.
ii. Shell Construction: Partial construction up till the carcass stage with no finishing.
This allows the subscriber to handle the completion to their taste.
iii. Self–Build: The subscriber will purchase the property (lot) and construction
must be done in accordance with our planning and development control
guidelines.

Q9. CAN I BUILD BASED ON MY OWN DESIGN?
Ans. You can only build based on your design internally. Modifications are allowed only internally in order to sustain the uniformity of the estate’s aesthetics. All house types must look the same externally irrespective of the chosen housing development option.
Q10. WHAT ARE THE FEATURES/PROVISIONS OF THE ESTATE?
The features/provisions of the estate shall include but not limited to:
i. External Perimeter fence.
ii. Concrete paved and interlocked Internal roads with drainage.
iii. Pedestrian Walkways (where applicable).
iv. Entrance Gatehouse
v. Street lighting
vi. Fibre Optics Ducts
vii. Utility Office and Estate Office
viii. Fire Hydrants System

ix. Landscaping/Horticulture – greenery, plants, shrubs, and trees
x. Power Distribution system –cables, transformers, feeder pillars, and power
Substation.
xi. Centralized Sewage System – Sewage reticulation, Lift stations, and Sewage
treatment plant.
xii. Potable Water System – Water treatment plant, Boreholes, Water Reticulation,
Storage tanks (raw and treated water) and Pumps.
Q11. WHAT DO I GET AFTER THE INITIAL DEPOSIT?
Ans
A. Offer Letter.
B. Acknowledgement Receipt of Payment.
C. Covenants and Guidelines of the Estate.
Q12. WHEN DO I GET MY ALLOCATION AFTER PAYMENT?
A. We give instant plot reservation and allocation. However, the reservation is
provisional until payment is completed.
Q13. WHAT DO I GET AFTER COMPLETING PAYMENT FOR THE LAND?
(a) Property Sales Agreement.
(b) Completion Payment Receipt.
Q14. WHAT TITLE DOCUMENTS WILL I RECEIVE?
(a)Certificate of Occupancy.
(b) Survey Plan of your plot.
NOTE: The title documents will be processed upon completion of construction to
carcass level. This shall be processed thirty days after the aforementioned.
Q15. WILL I MAKE OTHER PAYMENTS?
A. The following payments will be made by self-build subscribers:
i. Project Management fee.
ii. Survey Plan Fees.
iii. Building Approval fee.
iv. Service charges as required by the estate (residents).
B. The following payments will be made by subscribers who choose the joint
development (carcass) option:
i. Service charges as required by the estate (residents).
Q16. CAN I START CONSTRUCTION OR BUILDING ON THE LAND NOW?
A. You can start building on the land 6 months after the flag-off ceremony on the 7th of February, 2023.
Q17. IS THERE ANY TIME LIMIT TO COMPLETE CONSTRUCTION WORK ON MY LAND AFTER ALLOCATION?
A. Yes, construction must be completed within 18 months after allocation.
Q18. IS THERE ANY RESTRICTION REGARDING THE TYPE OF BUILDING I CAN CONSTRUCT ON THE ESTATE?
A. Yes, there are restrictions to the options provided in Q9 above.
Q19. ARE THERE RESTRICTIONS ON THE USE OF THE PROPERTY?
Yes, the property is strictly for residential use only except if you buy a property in the Commercial Zone, to which you are expected to limit the use to commercial purposes only.
Q20. CAN I RE-SELL MY PLOT/PROPERTY?
A. Yes, a subscriber who has paid up on their land can re-sell their plot(s). RHPS would require the seller to furnish the company with details of the buyer.
B. A charge of 10% of the land consideration (covering the Transfer Documentation Fee) shall be paid to the Company by the buyer.
Q21. CAN I PAY CASH TO YOUR AGENT?
A. We strongly advise that cash payments should only be made to RHPS at its
designated Banks. Otherwise, cheque(s) or electronic transfers should be issued in favor of RHPS. We shall not accept any responsibility for any liability that may arise as a result of a deviation from the above instruction.
